If you relish the role of troubleshooter - and have a knack for solving mechanical challenges - our service tech position will keep you happily on your toes. There's no boredom with this job, as your varied duties as the key support to our service manager includes keeping your community operating smoothly and according to safety standards while ensuring the timely and accurate fulfillment of all service requests and repairs. Your business savvy will kick in as you assist with supply purchases and bids under management supervision. Your role is essential for maintaining our high level of customer service as well as the cleanliness and marketability of the community to renew and secure new leases.
ΓΆΒ ΒΆ Ensure all service requests and repairs are made correctly and in a timely manner
ΓΆΒ ΒΆ Maintain an organized, clean and safe work area
ΓΆΒ ΒΆ Assist service manager with monitoring inventory of parts and supplies at appropriate levels
ΓΆΒ ΒΆ Comply with all personnel management policies and procedures
ΓΆΒ ΒΆ Help service manager oversee completion of service requests in 24 hours or per community policy
ΓΆΒ ΒΆ Help service manager ensure staff is motivated and functions as an effective team
ΓΆΒ ΒΆ Maintain superior customer service relationship as per Gables Pledges of Customer Service
ΓΆΒ ΒΆ Communicate effectively with residents, fellow associates, vendors and supervisors
ΓΆΒ ΒΆ Work with service manager to maintain effective preventative maintenance program
ΓΆΒ ΒΆ Work with service manager to adhere to budget guidelines
ΓΆΒ ΒΆ Assist service manager to maintain hazard communications program
ΓΆΒ ΒΆ Inspect grounds, buildings, and other community features as required to minimize liability concerns
ΓΆΒ ΒΆ Ensure adherence to the company's safety and hazard communications programs, policies and procedures
ΓΆΒ ΒΆ Work with service manager to ensure physical condition of community is maintained according to company operating and safety standards
ΓΆΒ ΒΆ Work with service team to ensure excellent curb appeal at all times
ΓΆΒ ΒΆ Assist with turnkey operations if needed
ΓΆΒ ΒΆ Adhere to Gables Standard Operating Procedures
ΓΆΒ ΒΆ Attend and participate in technical training programs to maintain personal skill level
ΓΆΒ ΒΆ Other tasks or duties as assigned by supervisor

Education
ΓΆΒ ΒΆ No specific level of education is required
ΓΆΒ ΒΆ Ability to read and write English for safety and productivity reasons
ΓΆΒ ΒΆ Ability to accurately perform basic mathematical functions
Professional Experience
ΓΆΒ ΒΆ One to two years experience in community management maintenance, other building maintenance or related trade. Renovation experience may be required for older properties built 5 or more years ago.
Attendance/Travel
ΓΆΒ ΒΆ Ability to work any of the seven days of the week, 52 weeks of the year. Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
ΓΆΒ ΒΆ Ability to travel to company training classes or to work at other communities as requested
ΓΆΒ ΒΆ On-call, after-hour emergency service may be required, with on-call staff required to live within a minimum distance to the community for efficient response time
Physical Requirements
ΓΆΒ ΒΆ Hands-on repair and maintenance work constitutes majority of time and duties
ΓΆΒ ΒΆ Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
Licenses/Equipment
ΓΆΒ ΒΆ Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions
ΓΆΒ ΒΆ EPA certification Type I and II
ΓΆΒ ΒΆ Pest control , if performed in-house
ΓΆΒ ΒΆ Other licenses and certifications as required by Gables, state or federal law
ΓΆΒ ΒΆ Own set of basic hand tools; tools not provided by community
ΓΆΒ ΒΆ Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents
ΓΆΒ ΒΆ Appropriate safety equipment and apparel that includes proper footwear, such as work boots

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
